*When signing for membership, all rules and regulations must be followed.

LDR Property Specific Rules

GATE CODE FOR MEMBERS: LDR will issue only one Member gate code and one guest gate code per Membership. For security reasons, gate codes must be changed annually upon Membership renewal. Members must get a temporary gate code from office for any other purpose other than guest entry, i.e.: mobile RV, propane refills, etc.

ELECTRONIC GATES: All Members must always enter and exit through the electronic gate off Trout Lake Road. For security and safety reasons a gate code must be entered for every vehicle passing through the gates. Following another vehicle through the gate is prohibited without entering a gate code. Please wait for the gate to be fully closed before approaching the keypad to enter gate code. LDR reserves the right, with or without prior notice to the Member, to deny the Member access to LDR property and/or escort all Members off LDR property.

VEHICLE HANG TAGS: Once your payment is received, your agreement is signed, and your current RV registration is on file, LDR will issue two-member vehicle hang tags, and six guest vehicle hang tags which must be hung from the rear-view mirror or placed on the front dashboard. Additional member vehicle tags will require proof that ALL vehicles are registered in the Member’s name. In the event the Member fails to provide the guest with a guest vehicle tag the guest may be asked to leave LDR’s property. Any vehicle found on LDR’s property without the proper vehicle tag may be fined and/or towed at the owner’s expense.

BILLING DUE JUNE 1st ANNUALLY: Membership agreements and an invoice for Membership dues will be sent to you in advance and due on the first day of June each year. A 2.5% discount will be given to any renewing member that makes full payment which must be received by May 31st, 2026. If full payment, to include any late fees, is not received by September 30th of the membership year, a membership renewal will not be offered to the member.

LATE PAY LOCK OUT: If payments for any invoices are past due, LDR staff has the right to lock out the members. All payments are due per the stated invoice. We will ensure multiple reminders and attempts are made prior to lock out in hand it is the responsibility of the Member to maintain and assume all invoices. 

REQUIREMENTS: The Membership agreement will not be considered complete or valid until LDR receives the following: (1) full or scheduled payments (2) signed agreement (3) current registration for RV located on LDR. If any of these items are not received by said due date, access to LDR property will be denied.

NON-RENEWALS VACATE BY MAY 31st: If the Membership is not going to be renewed, either by decision of the Member or by the decision of LDR, the Member must vacate LDR property by May 31st of the current season for which this membership agreement was signed. After May 31st, further action may be taken by LDR staff. LDR will not consider inclement weather a valid excuse for the campsite not being cleared by May 31st.

NONREFUNDABLE: Membership dues are non-refundable. Payments made to reserve any applicable site including but not limited to: LDL 10-18, The Gazebo and Thunder Camp are non-refundable. 

PAYMENTS: Staff members are no longer allowed to accept cash payment. Members will be invoiced, and payment must be made by check or electronic payment via Square Up.

SOLICITATION: Commercial advertisements or solicitations shall not be posted or circulated at LDR, nor shall solicitations of any kind be made at LDR without the prior approval of management.

LAWS: If it is a city, county, state, or federal law then it is a law on LDR property and it will be fully enforced.

CITATIONS: Citations will be issued for breaking LDR rules depending on severity, and these citations will be kept in the Member’s file for the duration of the membership.

ALCOHOL: Alcoholic beverages may only be consumed on LDR property by persons 21 years of age or older. No glass containers are allowed at or in vicinity of any of the lakes.

SPEEDING: The speed limit for all roads on LDR property is 15 MPH. If you or your guests are caught speeding, a fine may be imposed.

NOT PERMITTED ON LDR PROPERTY: The operation of ATV’s or dirt bikes, rock climbing, sledding / tobogganing / inner tubing, fireworks, bonfires, smoking inside buildings, hunting, or firearms/weapons of any kind. If a questionable activity is not listed, please contact LDR staff for clarification. Walking, hiking, bicycling, etc., on any part of LDR property with exception of established roads and trails that are maintained by LDR.

TRASH: Members are not permitted to bring in their outside personal garbage for the purpose of disposing of it at LDR. Only personal garbage created at the Resort is permitted to be disposed of. Additionally, Members are not to leave any electronics, carpets, rugs, or tires on LDR property, violators will be prosecuted. Littering will not be tolerated on LDR property. LDR has provided four bear-proof dumpsters for Member use, two located at Sun Lake (summertime only); one located at the bathhouse (summertime only); and one located near Jackie’s Way for year-round access. To keep trash from attracting the bears, note that the bar on the bear-proof dumpsters is to block the bear. Please use the D-Link clasps on top to access the dumpsters.

BURN PILE: There is a burn pile located at Sun Lake for Resort use only. Prior approval is required for member’s use. Members are not permitted to bring in outside items for the burn pile. Please note that pine needles, pressure-treated lumber, metal or trash are not considered burnable items. Please contact a staff member for clarification.

Metal Pile: There is no longer a metal pile for the members to use. Please remove your items from the Resort to dispose of.

TREES: The cutting of standing trees is strictly prohibited on LDR property. Removal of firewood from LDR property is prohibited. Installing nails, screws, or other fasteners into trees on LDR property is prohibited.

CHAINSAW: Chainsaw use is prohibited on LDR property. Contact LDR staff regarding any tree removal issues or branch trimming issues.

KEEP LIMITS FOR MEMBERS: Each Membership will be allowed to catch and keep a maximum of 6 fish per day and a maximum of 50 fish per year. Your allotted fish count must be divided between the Member and guests, to include ice fishing.

QUIET HOURS: Established quiet hours for the Resort are 10 pm to 8 am. During this time frame generators may not be operated, and noise must be kept to a minimum.

VIOLATION NOTICES: Any rules, regulations or policies broken by the member or guests will be given a Violation Notice up to a citation depending on severity. An accumulated three (3) Violation Notices annually may result in the termination of your membership. 

Guests

ENTRY FEES: The Member is allowed a maximum of six free guests at any given time (age 4 and under are always free). Advance notice is required for additional guests. Failure to report additional guests in advance will result in an additional $25 fee. Make advance notice for extra guests via email or phone call (leave message if necessary) prior to their arrival.

MEMBER MUST BE PRESENT: The Member must be on LDR property anytime that their guests are on LDR property. Guests are not permitted to be on LDR property without the Member present. Anyone under the age of eighteen (18) must be accompanied by a member who is eighteen (18) or older while on LDR property. Guests on LDR property without Member present will be escorted off LDR property. Members are responsible for the behavior and actions of their guests.

GATE CODE FOR GUESTS: Guests arriving in their own vehicle must use the guest gate code assigned to the Member by the resort office. Staff will not release gate codes to any non-member and will not allow anyone in without a gate code.

AGE 4 ALWAYS FREE: Children aged four (4) and under do not count as guests and always have free entry into LDR property.

Lake Rules

GLASS: Glass bottles or containers are not permitted at any of the LDR lakes.

ALCOHOL: It is illegal to bring your own alcoholic beverages to Bear Lake or Deer Lake due to the state requirements of LDR’ s liquor license. On the remainder of the lakes, it is legal to bring your own alcoholic beverages if there are no glass bottles or containers, no drinking under the age of 21, and no excessive drinking.

NOT PERMITTED: Entering, swimming, wading, or boating; driving on ponds when frozen and wood or charcoal fires are not permitted. 

ONE ROD ONLY: Anyone fishing may only have one rod in the water at any one time, and it must be under the personal control of the fisherman.

FISHING ACTIVITY REPORTS: Daily fishing activity reports are available in the boxes posted throughout LDR property. Once filled out, place back in the outgoing box posted at the front gate. The Fishing activity reports must be filled out properly and all fishing activity is recorded.

CLEANING FISH: Cleaning your fish at any of the LDR lakes is NOT allowed. Please use the Fish Cleaning Station located at Sun Lake (weather permitting). Potable water is provided seasonally (winterized, when necessary, will be posted to all members prior to closing and re-opening). 

RULES FOR CATCH-AND-RELEASE: At catch-and-release lakes, fishing is restricted to artificial flies and lures with single pointed barbless hooks. No bait (minnows, worms, power bait and eggs, salmon eggs, cheese, etc.) or treble hooks. Any scented flies, lures, artificial minnows, etc. must be 1.5 inches or longer in length.

INJURED FISH: If a fish is injured at a catch-and-release lake, you cannot keep it since all fish must be released with no exceptions. ALL fish must be released back into the water, dead or alive.

ICE FISHING: When the lakes become ice covered LDR will allow Members access to all the lakes seven days a week, weather permitting, for the purpose of ice fishing. Motorized access is available up to Sun Lake. Sun Gate is closed based on snow and ice conditions.  No motorized access beyond Sun Lake (foot travel only). For ice fishing only, all lakes are catch-and-keep (within the established keep limits). Fishing from shore into any open water is not considered ice fishing, therefore catch-and-release and bait restrictions apply.

Campsites

GUEST RV FEES:  Advance arrangements must be made prior to the arrival of an extra RV on the members’ campsite. Failure to make advance arrangements will result in an additional $25 fee. Advance arrangements must be made via email or phone call (leave message if necessary).

RV COUNT: Each campsite is allowed one RV per paid Membership.

VACANT CAMPSITES: Camping and/or parking of vehicles is only allowed at designated campsites. If a campsite is vacant, it cannot be arbitrarily utilized. Removal of items or firewood is prohibited. Campsites must be reserved and paid for in advance in order to camp or park a vehicle there. Reservations may be made via email or phone Resort 719-686-7738.  Resort Cell 719-505-4776.

CLEANLINESS/SAFETY: Campsites must be kept clean. Accumulation of trash and clutter will not be tolerated. Members must keep a minimum 40-foot radius from the center of their campsite clean. No weight-bearing equipment is allowed to be attached to trees. All hammocks must be on a stand firmly placed on the ground. No outside kitchens are allowed. An outdoor kitchen is defined as: any tent or similar structure with any of these items or similar items stored in it, to include cooking utensils, food storage containers and any type of cooler, to include refrigerators and freezers. Any issues with individual campsites will be handled with proper procedures set up by Resort Management.

CAMPFIRES: Extreme caution must be used with campfires due to the risk of wildfire.  Fire rings must be less than 3 feet in diameter or 3 feet in length and width, and at least 18 inches in depth. A water supply or fire extinguisher must be readily available. During extreme dry periods campfires may be banned (further information will be found on the Lost Dutchman Website). A sign will be hung on the entrance gate to inform you of this, but it is the Members responsibility to know when a burn ban is in effect. For current burn ban status, please call Teller County Sheriff’s office at 719-687-9652. Fires must be extinguished whenever an adult is not present at the campsite.

STRUCTURES: Structures of any kind, such as oversized sheds, decks, platforms, storage tents, etc., are not allowed on LDR property without prior written approval from LDR staff. Small removeable sheds not to exceed 4ft 5 inches x 6ft are allowed without written permission if plastic. Any grandfathered structures cannot be relocated on LDR property. Wooden structures of any kind are no longer allowed on LDR property. Modifications or additions of any kind to the physical campsite are prohibited. LDR may require a member to remove any structure from the campsite and LDR property at the sole discretion of the LDR management.

BLACK WATER: Dumping black water at the campsite or any place other than the dump station is strictly prohibited. A waterspout is available for use (weather permitting). 

VACATING A CAMPSITE: In the event of a Membership being terminated or the Member is not renewing their Membership, the Member is required to clean up the campsite, which includes removal of all vehicles, personal belongings and permanent structures by May 31st, or a storage fee will be accessed effective June 1st of the following year. If the campsite is not cleaned of all personal belongings and debris to include removal of all permanent structures, a cleaning and/or removal charge may be assessed.

TRANSFERRING A CAMPSITE: Transferring to a campsite or Membership is no longer permitted unless otherwise stated herein. If a Member chooses to discontinue their Membership with LDR the Member is required to remove all personal items, structures, RV, etc. off the campsite and out of LDR property.

MOVING TO A NEW CAMPSITE: Contingent upon LDR Managements approval, the Member will be given up to two weeks to clean the campsite they are vacating. This includes removal of the Member’s personal items, RV, Camper, etc. All items that are brought to the new campsite must meet all requirements outlined throughout this Agreement. Failure by the Member to remove any items from the campsite they are vacating may force LDR to take further action, up to and including removing the items which LDR will consider abandoned.

WINTER TRANSFER: During the winter months, upon management approval, signed addendum, campsite availability, and payment, if a Member wants to temporarily transfer his/her RV to one of our vacant electric campsites that are located near plowed roads, he/she may do so between the months of October and April.

Pets

LEASH: For the safety of Members, guests, wildlife and your pets, pets must be kept on a leash, under physical control or in an approved fenced area when on LDR property, including campsites. Since an electronic leash is invisible and cannot be monitored, a traditional leash is required. Pets are not allowed to be left unattended on the Resort, this will result in a strike or citation. You must clean up after your pet(s) on LDR property.

NO SWIMMING: Pets are not allowed to swim at any of the lakes located on LDR property.

NO BUILDINGS: Pets are not allowed inside buildings on LDR property.

CAMPSITE RESTRICTIONS: You may apply an overhead tie-out/runner on your campsite but must not install screws, nails, or any other fasteners to trees. You may install Spiral Spikes on your campsite.
